The hill resort of Mussoorie is 90 minutes by road from Jolly Grant Airport in Dehradun. The Terrace is 20 km or 40 minutes drive from Mussoorie. At Suakholi turn towards Theytur and Uttarkashi instead of carrying on straight to Dhanaulti pine forest. The Terrace, which is 25 feet above the motor road and 5,000 feet above mean sea level, is located after the picturesque Himalayan village of Rautu-ki-Beli on the Suakholi-Theytur road.

Safe, dedicated car parking is provided for cottage owners at road level within the gated community. There are steps and chair cars going up to the terrace level, where there are just four exclusive 1, 2 and 3 bedroom guest cottages. The Terrace commands a sweeping view of the gentle hills opposite, which are covered with either mixed forests higher up or cultivated, agricultural fields rich in bird life lower down. Many religious sites and temples are also nearby, as are trekking routes, such as to Nag Tibba (10,000feet) and Dodi Tal Alpine lake.

Our application for conversion of land use from agricultural to tourism (CLU) has been approved by the State and our building construction plans have also been sanctioned by The Doon Valley Special Area Development Authority (DVSADA). We are now ready to start construction or sell the project land with building permission.

You may buy the project or book a cottage. Any Indian citizen, or a foreigner after obtaining permission of the Reserve Bank of India, can buy property anywhere in Uttarakhand upto 250 square meters. Anyone who is not an owner of property in the state on the cut off date, can still buy more than 250 square meters land with permission of the District Magistrate for purposes of tourism. In addition, foreigners need permission of the Reserve Bank of India.

We invite you, as an individual, to book a cottage or as a group, to book all four cottages for even greater privacy. Our individual cottages for tourists occupy less than 250 square meters each but owners enjoy use of the common infrastructure as members of our exclusive club. We will also consider offers to buy the project land with goodwill but without construction & any other permutation or combination.
